6 Steps of Buying a Home

Finding a good realtor is important. You want to find someone that you get along with and understands you and what you’re looking for. Find someone that is willing to help you find the home of your dreams, within your budget!

Find an agent who can explain the process to you and will help it go smoothly. Although you’re not directly paying the realtor, they are the ones helping you find the perfect home, negotiate the best price and fill out all that confusing paperwork! Find someone that you trust!

2. Find a Lender

Getting a home loan is a BIG part of buying a home! Without it, no home! 

You’ll definitely want to find a lender you can trust. Talk to your agent about who they recommend, and look at various options. Don’t settle with the first one you talk to. Compare rates and offers, and see which is best for you!

3. Get Your Finances in Order

Make sure that your credit is clean and looking good. You don’t want to have bad credit when applying for a loan. 

You’ll also want to look at how much home you can afford. (CLICK HERE for some tips on figuring it out.)

Although the bank will ultimately help you figure this out, you don’t have to use the full amount, just because they offer it to you. If you have some other plans for your money or for saving, don’t push those aside.

 

Apply for pre-approval! When you can make an offer with a pre-approval letter, sellers are more likely to accept it.

 

4. Make a Wish List and Start Looking

Sit down and decide what you want in your home. What do you want it to look like? How big? What location are you looking for? Do you need it close to work? Do you want a great family community? Make sure to take all these into consideration.

Give this wish list to your agent, and start the house-hunting process! Take a notes on different homes you look at. Write down what you like and don’t like. This way, when you have a few options you can decide what you can sacrifice and live with and what you can’t. Don’t rely solely on  your memory.

5. Make an Offer 

When you find a house you like, make an offer! Talk with your Realtor about what kind of offer to make. Then let your agent guide you through the negotiation process.

Although the seller may have accepted your offer, make sure to get an inspection. You don’t want to buy a home and find out later that there was a major termite problem. 

Go to the closing! You’ll have to sign a ton of paperwork, but it will be worth it in the end when you have the keys to your brand new home!
